Terms and Conditions of Trade

Who we are

We are a professional landlord based in Canada Water SE16 and we employ our own full-time maintenance team.

We often have time spare from working on our own portfolio of properties and are available to work in the local area.

What we can do

• General maintenance

• Plumbing and electrical work

• Laying new floors, building new walls, spatial reorganisation

Rates and Costs

We generally work in teams of two multi-skilled tradesmen and charge for time and materials.

Labour rates

We charge our labour rates on a time basis:

• £60 per person per hour

• £160 per person for a half day’s work being three hours of work

• £300 per person for a full day being six hours of work

For a larger project, like a replacement bathroom or kitchen, we can agree a fixed price quote.

We have tried to keep our charges to a minimum. We do not seek to make a profit on this work, only to recoup the costs for which we are already paying including salaries and taxes, van, tools, training, certification, insurance, accounting, procurement, management, office costs etc.

Materials Costs

If we need to buy materials or parts, we will buy them at best trade rates (we get discounts off many items) and recharge them to you at cost. We will keep receipts for inspection. We will not add an on-cost to the price, but we will charge for the time spent ordering and collecting.

VAT

We are under the VAT threshold, and neither charge nor reclaim VAT. This means the price to you is 20% cheaper compared with trades-folk who are VAT registered.

Payment

Payment will generally be taken by card reader when the work is finished. For larger projects we will supply an invoice with payment to be made within 48 hours.

Guarantees and Warranties

We guarantee our work for 12 months in respect of any deficient work on our behalf.

As we don’t charge an on-cost for parts and materials, nor charge a profit margin, if parts fail through no fault of our own, we will charge our time to replace them.
