Central Heating and Hot Water

 

The gas boilers in our properties have two circuits - one for Central Heating and the other for Hot Water - and they work independently as follows...

1. Cental heating

Boiler

The central heating circuit of the boiler is controlled over the internet by us and locally by you.  We set general profiles according to the four seasons: 

  • In the summer months the central heating will be turned off and in the winter months it will be turned on

  • In Spring and Autumn it will be turned on but for a shorter period and at an intermediate temperature

During Winter, Spring and Autumn we set time ranges during which the heating will be on (referred to as “Profile”).

A typical Winter profile might be:

  • Weekdays 6am to 9am and 5.30pm to 10.30pm

  • Weekends 7.30am to 11.30am and 5.00pm to 11.00pm

If you feel cold outside these times you can turn on the heating for an hour at a time using the ‘Boost’ function. Press and hold the CH button for three seconds to turn on the heating.

Radiators

Once the heating is on, hot water will be supplied to each radiator.

You can adjust the temperature of each individual radiator – either in your bedrooms or in the common parts by adjusting the thermostatic valve on one side of the radiator – from off (denoted by a zero or *) to maximum (5 or max).

2. Hot Water

Boiler and hot water tank

The supply of continuous hot water to your property should be automatic all year round.

The Hot Water circuit of the boiler heats a coil inside the hot water tank. It is like a small radiator or a kettle element inside the tank. The tank also has a thermostat that regulates its temperature. So when the hot water control is turned on, the boiler will heat up the tank, subject to the thermostat, which should generally be set to 55-60 degrees.

The hot water control works in exactly the same way as the one for central heating. The only difference is that for hot water we operate the same timer program all year round, irrespective of the seasons and weather.

A typical profile might be:

  • Weekdays 5am to 9am and 6pm to 8pm

  • Weekends 6am to 9am, 1pm - 2pm and 6pm to 8pm

Again, there is a manual override ‘Boost’ function. If you anticipate higher or atypical washing times, you can turn on the hot water for an hour at a time using the ‘Boost’ function. Press and hold the HW button for three seconds to turn on the boiler. This should seldom be necessary however and the hot water ‘should just work’
