For moving out procedures, including if you need to break your contract early, click here

In summary we allow you to break contract each quarter on (Q1) 1st Dec, (Q2) 28th Feb, (Q3) 31st May and (Q4) 31st Aug.  There is no charge for breaking at the end of the tenancy on 31st Aug, however breaking after Q2 incurs a cost of a weeks' rent, whilst breaking after Q1 or Q3 incurs a cost of two weeks' rent.  In each case, please give us six weeks' notice of your intention to break.  

 


Emergencies

If you have no heating or power, have a serious leak or are locked out, call us immediately on the numbers above.  Although be mindful we are not a 24 hour porterage - we sleep at normal times just like you - so please consider what is a genuine emergency and what can wait until the next morning.   

Note the position of valves to shut off the services in an emergency

  • Cold water shut off - in the cellar marked with a red label

  • Fuseboard - in the cellar

  • Gas shut off - in the cellar

  • Isolators for kitchen appliances - top of cellar steps

  • Boiler - in cupboard in back garden, opened with any of your keys

In the event of fire, call 999 and vacate the building

Internet and Wifi

  • 36KR - the main Virgin router, located in the AV cupboard

  • Access Points located in rooms 1,2,3,4,5 and 7. All Access Points have the same SSID, meaning once you connect to the ‘36KR’ WiFi, it should work seamlessly throughout the house

  • Mesh Routers located throughout ground floor

2.4Ghz wifi generally broadcasts over a longer range but at a slower speed whereas 5Ghz has a shorter range but faster speed.  Use 5Ghz wherever possible
